For your living needs-the house is 1,500 sq ft with a detached laundry room. There are two bedrooms and a bath and a half. Dining, and living rooms with a small reading room and an adequate kitchen. A large office for the business greets your clientele in a business setting. The entire house is air-conditioned. All doors are oversize for moving furniture in or out and they have high-security steel screen doors on them. A large tiled veranda surrounds the house on three sides for easy living and the occasional bar-be-que get together with friends.

The business consists of 18 large storage units. The smaller size measuring at the opening of each sliding steel – 10’ wide by 10’ high and 20’ deep. The larger size is 10’ by 10’ by 25’ deep. There are nine of each. Total income potential currently is $2,500 a month in cash. Occupancy varies from 100% to 90 % due to people coming and going.

The construction is steel and concrete of both the house and the storage units. There are ample walkways paved in concrete for you and your customers. There is an enclosed area that is approximately 60’ by 100’ with walkthrough and drive through gates. This area is attached to one end of the house and is landscaped with local flora and fauna and fruit trees. There is a large lawn for outdoor activities as well.

Two large gates open for either pedestrian or vehicle access. The larger of the two gates will easily accommodate a tractor and trailer. The entire complex is surrounded by a concrete wall 7’ tall to keep out those who are uninvited. It sits on approximately three-quarters of an acre of land which will easily accommodate any large vehicles for either short- or long-term storage as an added extra income. It is well lit at night by pole lights and lights under the eaves of the storage units.

The view from the complex is extraordinary. You can see the Capital City of San Jose, the airport at Juan Santa Maria, and access both in and out to the Pan American Highway is quick and easy for everyone’s convenience.

The complex is located just outside Alajuela where Juan Santa Maria is located, an hour drive to the Pacific Beaches, ten minutes from the city of Grecia, ten minutes from the city of Naranjo, fifteen minutes from the city of San Ramon and about twenty minutes across the river to the city of Atenas. It is out in the country away from the city but near enough for the conveniences the cities offer.
